Sea Pines
Plantation: The first community developed on Hilton Head Island,
by the brilliant visionary, Charles Fraser, Sea Pines is located at
the Southern tip of the Island, bordered on one side by beach, and
the other by Calibogue Sound. Consisting of approximately 4500 acres
of prime property, it is smattered with lush live oaks, magnolias
and hardwoods, graceful palms, and a plethora of tropical foliage.
Sea Pines has 5 miles of the best swimming beach |
on the Island, with
flat sugar sand, ideal for biking and sunning. Sea Pines boasts
three fine golf courses, including the world renowned Harbour Town
Golf Links, a favorite on the PGA Tour. The private Sea Pines
Country Club has its own golf course, for members only. The Harbour
Town Marina, with its famous candy striped lighthouse, is a
shopper’s mecca, and some of the gorgeous yachts of the rich and
famous are berthed there. The tennis facilites are also world class,
having been home for many years to the Family Circle Tournament, and
others. South Beach Marina, at the very tip of Sea Pines, is home to
the community’s many water sports activities, and dolphin watch
cruises are a popular attraction. The many beach, tennis or golf
villas are in demand to the quality tourists who visit every year,
many of whom eventually decide to live here.

Forest Beach:
Located at the South End of the Island, just outside Sea Pines Ocean
Gate, this original beach front community is going through
metamorphosis, as the old homes are being razed, and new ocean side
mansions take their place. Nearby Coligny Plaza, the first shopping
center with the first super market, are still there, but have been
refurbished. This comfortable, laid back area is a conglomerate of
villas and “beach houses”, and a favorite tourist area. It is not a
Plantation, nor it is a private community, but the beach is
magnificent!

Shipyard
Plantation: Also located at the South end of the Island,
Shipyard is another mainly tourist area, semi-private, with lovely
beach and the Crown Plaza Hotel. Villas abound, and three public
golf courses invite challenging play. Shipyard is also a favorite
for tennis buffs, with an
abundance of fine tennis courts and clubs.

Point
Comfort/Palmetto Bay: This community is a unique gem located
minutes from the Palmetto Bay Marina and Cross Island Parkway. With
houses, villas, condos and townhomes, this community has something
to offer for all homeowner needs, even first time buyers!

Wexford Plantation:
This private club community has a British Colonial theme, with
palatial homes sited around the scenic golf course or the large
man-made harbour. Many of the harbour-side homes have their own
docks, which accommodate yachts up to 70’ in length, each with
water/electric hook ups. Definitely a boater’s community, there is
also a large harbour with a lock system, manned daily by a
Harbourmaster. The Intracoastal Waterway is approximately a half
hour’s boat trip. A beautiful clubhouse and tennis complex completes
the ambiance of this upscale Plantation. There is no public or
commercial entity in the community, however, excellent restaurants
and shops are just outside the gates.

Long Cove Club:
This private community next to Wexford, is a serious golfer’s ideal,
as the challenging golf course is among the top ten golf courses in
South Carolina. There is also a small docking facility on Broad
Creek, and both the club house and tennis facilities are popular
with the residents.

Palmetto Dunes:
This unique community has direct ocean access, 3 challenging golf
courses, and a first class tennis facility. The Plantation consists
of private and semi-private enclaves, and is a prime tourist
destination, with up to five story condos and numerous rental homes,
on or near the beach. The Marriott and Hilton hotels adjoin the
property, providing visitors and residents easy access to upscale
resort amenities. The Shelter Cove Marina, restaurants and shops are
across highway 278 from Palmetto Dunes, and there is a direct access
pathway under the highway from one to the other.

Yacht Cove:
A family oriented community, not gated, it is perfectly located
mid-Island, convenient to beach and shopping- homes are value priced
, and residents enjoy a community pool and tennis courts.

Shelter Cove:
Located on the marina, this mid-island community is well-situated
among the island's natural beauty. With many amenities and water
views, Shelter Cove Harbour is a unique must see community.

Victoria Square:
This classic community located mid-island exudes "southern living."
With it's Charleston-style homes with front and back porches,
Victoria Square combines the convenient location with a serene
setting of lagoons and park features in this community.

Port Royal
Plantation: The only private residential beach oriented
community on the Island, with no short-term rentals allowed. Golfers
enjoy three golf courses, one of which is private- the courses are
affiliated with the courses at Shipyard Plantation. Port Royal has a
large clubhouse, 2 croquet courts, a grand slam tennis facility, and
a private beach club/swimming pool complex.

Indigo Run:
Amid 1500 tranquil acres, Indigo Run offers three different
neighborhoods to accommodate varied lifestyles. From a private
waterfront complex, to rambling homes on two Nicklaus golf courses,
to town home living for those who prefer low maintenance. A
pool/fitness center/tennis complex serves the needs of residents of
this private community. Public beach access, shopping, medical
facilities and schools are all nearby.

Palmetto Hall:
With homesites nestled beside 2 championship golf courses, the
clubhouse and pool/tennis facilities are first class. The community
is gated, however, the golf courses are open to the public.

Hilton Head
Plantation: The second largest community on the Island, (Sea
Pines being the largest). The owners enjoy a large pool/tennis
complex, and three unique community facilities where members can
have parties, cook-outs, wedding receptions, etc. It is a gated
community, however there are many semi-private entities within, such
as the Country Club of Hilton Head, which has membership open to
anyone Island-wide, featuring a beautiful public golf course, and a
huge pool/fitness/tennis complex.
Within this Plantation is the Skull Creek Marina, on the
Intracoastal Waterway, which is also a public facility, and has boat
slips available for rent. There are three other golf clubs in this
community, two of which are for members only. Hilton Head Plantation
is close to schools and medical facilities, making it a convenient
location for all ages.

Spanish Wells:
situated on Calibogue Sound on one side, and Broad Creek on the
other, this is a unique community for boaters and for those who
prefer a non-gated community with a mix of palatial and Southern
style homes. It’s residents are laid back and unique.

Windmill Harbour:
Lowcountry living and Southern architecture are abundant here, and
there is a mix of Harbour front townhomes and larger sprawling homes
on the marshes. Windmill Harbour has the first marina on the Island
with a lock system (Wexford has the other). This is a very large
marina, and access is directly on the Intracoastal Waterway,
definitely making this a boater’s paradise. The club is
semi-private, as well as the marina, and is appropriately named the
South Carolina Yacht Club, with fine dining facilities, and direct
marina access. A most beautiful and unique Plantation, and the last
gated community before leaving the Island. |

Moss Creek: An
exquisite community bordering the Intercoastal Waterway, Moss Creek
offers a myriad of activities for its residents, including
championship golf courses, tennis, fishing and more. The oak-lined
